Capital Land Asset Management

Capital Land is a leading investment property boutique involved in the asset and property management of institutional and private commercial property portfolios in South Africa. Capital Land’s core operations include commercial property asset management, financial administration, operations, utilities and facilities management, property development, leasing, legal and compliance management, marketing, media and promotions, and the management of corporate social investment programmes for institutional and private clients.

Since 2014 Capital Land has been the appointed property and asset management service provider for the Futuregrowth Community Property Fund, a flagship fund of Futuregrowth, a subsidiary of Old Mutual.

Capital Land has an established track record in delivering value-enhancing performance to clients through direct active management and a full-service integrated operating model. In 2017, with their partners, Futuregrowth, Capital Land was awarded the MSCI South Africa Real Estate “Best Performing Specialist Fund Over Three Years”. In 2018, the company was awarded the MSCI South African Property Investment “Best Performing Specialised Fund for South Africa” for the highest total return annualised over three years.

Today, Capital Land manages one of the largest portfolios of specialised retail assets, servicing the high-growth mass market in South Africa. Their portfolio comprises 26 commercial properties valued at approximately R7.4 billion, with a consolidated gross lettable area of 422 757m².

Capital Land works in partnership with its clients to develop and implement appropriate and sustainable corporate social investment programmes that meet our clients’ objectives. To date, Capital Land has created and implemented a range of corporate social investment programmes focused on educational support, community upliftment, sport for youth and primary healthcare.

This capability has formed the basis for the foundation of the Rialto Project.

Futuregrowth Asset Management

In October 2014, Capital Land was awarded the property and asset management contract for the Futuregrowth Community Property Fund, a flagship fund of Futuregrowth Asset Management, a subsidiary of Old Mutual Investments.

In the wake of South Africa’s democratic transition, Futuregrowth was founded in 1994 with the vision of creating a sustainable channel for pension funds to invest in disadvantaged communities and national development. This comprised a small suite of investment funds focused on social development and empowerment.

Fast forward to today, Futuregrowth is a leading fixed interest investment company that, as at 31 December 2021, manages around R193 billion of assets on behalf of its investors which are predominantly South African retirement insurance and retail funds, and has been a leader in responsible and developmental investing in South Africa. Futuregrowth has not wavered from its purpose: to protect and grow investors’ savings through skill and diligence, while being a force for good in the markets and environment in which it operates.

This purpose is based on the belief that investors can make a positive difference in society while earning sound investment performances for pension fund members. That has inspired Futuregrowth to pioneer development funds in sectors such as infrastructure, rural and township retail property, agriculture and renewable energy. And to fund innovative projects including low-income housing construction, a church in Soweto, urban regeneration projects, taxi finance and alternative energy, to name a few.

As a responsible investor, Futuregrowth engages with industry and investee companies privately, and sometimes publicly, on sustainability issues. While the company has developed into a successful asset management business, the philosophical beliefs on which the business was founded are still at the core of everything it does.
